Algeco site accommodation stacks up for Barratt London

Challenge

Barratt London’s new Sterling Place development will bring 456 new one-, two- and three-bedroom apartments to South West London and replace a former print works. The new apartments will be positioned in seven staggered-height blocks ranging from 7 to 14 storeys.

Sterling Place has been designed with the environment in mind. The addition of podium gardens and play areas, along with tree and shrub planting will bring a 10% biodiversity net gain to the area.

Each energy-efficient home is predicted to have an EPC rating of B or above and there are 44 electric charging points, 900 cycle storage spaces and solar panels across the site.

Barratt London approached Algeco with a requirement for site accommodation with a bespoke layout that would be in place for the duration of the four-year development.

The main challenge on this project was creating site accommodation for over 150 Barratt London personnel and suppliers on a tight footprint close to the main site entrance.  Following an assessment of the location a three storey configuration was proposed to minimise ground space.

The Barratt London team were looking for a site accommodation that achieved a high level of sustainability and energy efficiency to align with the goals of the overall development.

The Algeco modular buildings are expected to remain in place until the end of 2026.

Solution

Barratt London chose to hire Algeco site accommodation because we demonstrated a detailed understanding of their bespoke layout requirements.

The three-storey layout had to incorporate a large kitchen and open plan canteen on the ground floor for around 150 workers, along with toilet, changing rooms and drying spaces. The first floor had a variety of hot desking and an open plan induction area with amphitheatre-type seating for over 30. Third floor incorporated further open plan hot desking and a boardroom style meeting room.

Along with the bespoke layout, amenities required within the site accommodation were drying rooms, toilets, storage and IT spaces.

The Barratt London team felt that as an industry leader, Algeco had the resources and understanding to meet all aspects on this large site accommodation project. They had sourced from Algeco previously and found it to be a very positive experience both with the quality of accommodation and knowledge of the staff. They also liked the fact that Algeco site accommodation units are low maintenance and energy efficient.

Algeco supplied 47 Moduflex units for the duration of the 3.5 to 4 year scheme. Installation and internal trim out was completed in just over two weeks.

The Algeco ISE team worked extremely closely with the customer to achieve their desired bespoke layout. Ultimately, this ensured that it fully met their needs from the outset.

Moduflex is available in a wide range of sizes and specifications, including multi-storey spaces. It can be installed more quickly and more easily than conventional modular systems, and needs only minimal foundations.

Standard features within the Moduflex buildings include double-glazed windows for improved insulation, noise reduction and environmental performance. Economical lighting with PIR sensors help reduce energy use further, whilst heating thermostats and timer-controlled electric heating, with optional climate control create a consistent, comfortable temperature.

In terms of security, internally-operated shutters, which are lockable from the inside, avoid the need for internal blinds.

Results

Algeco carried out the rapid installation of the three-storey site accommodation at Sterling Place over a two week schedule. Delivery of the Moduflex units was coordinated with nominated Barratt London personnel on site.
